Your first-year savings estimate

We move parts of your property into 5- and 15-year categories so you can write more off in year one — instead of spreading it over 27.5 years as the default rules require.

How we work out the basis

Only the building depreciates, not the land. To split the two, this quick estimate uses the typical land-to-building ratio for your ZIP code. That is an average for the area, not a measurement of your parcel, so your real split can sit on either side of it.

Where land is costly the average tends to run low, and that is not rare. Of the 9,548 ZIP codes in our table, 44% sit below the 45% floor that county assessors commonly allow. In California it is 84%. A low split means a low basis, which means a low range above.

A full study does not use that average at all. An engineer prices the property component by component from its real condition, fixtures and exterior work, and your report carries your county assessor's own land and improvement values beside the result.
